The Maintenance Lead - North Campus leads a team of Housing Maintenance Specialists to perform maintenance inspections/diagnosis/replacement tasks associated with the operational function of a selected group of residential complexes. The position directs daily task assignments, reviews and evaluates work of individuals and team, and makes required response/planning adjustments to meet the needs of the student resident population and the Housing Residence Life program. The Maintenance Lead is a working lead position that includes hands on tasks and proficiency expectations.
Duties include: leads team of maintenance technicians on daily maintenance operations; schedules and coordinates installation support and service operations; produces timely and detailed service reports and other related paperwork; performs preventative maintenance and repairs on equipment and systems; performs equipment failure analyses; coordinates team member work assignments with residential occupancy schedule, building preparation requirements, and work request volume; coordinates team member transportation to work sites; fosters and promotes a positive working relationship with other department units and campus partners; demonstrates ownership for all assigned installations and assures all work is completed according to company standards and values; follows up on notifications of lack or response or sustained maintenance responses to work requests.
Recommends repairs in maintenance work and consults with supervisors on project requirements; evaluates and recommends equipment improvements to improve efficiency and capability; ensures tools and equipment are maintained and repaired; develops, maintains and secures a spare parts inventory of basic maintenance hand and power tools; recommends purchase of maintenance tools, equipment and supplies as required; keeps storage rooms and work spaces organized and clean; works with outside vendors to accomplish repair/replacement/project work as directed; participates in continuous quality improvement projects and other related activities as assigned; assures adherence to department/division/university mission statement and core values, while maintaining high ethical standards and professionalism; assures adherence to safety rules and precautions by assigned personnel, furthers develop and document safety protocols for project work and general maintenance; participates in team member performance reviews by providing constructive performance feedback to the Operations Supervisor/Manager in a timely manner; and contributes to development of a comprehensive and effective training program for onboarding of new technicians.
The ideal candidate will possess the following:
Working knowledge of building MEP and Life Safety systems
Ability to lead a team of professional maintenance workers in the completion of defined tasks
Ability to work with tight schedules
Ability to be flexible with schedule and deployment of team assets
Ability to organize work flow materials, supplies, and resources
Knowledge of support strategies and implementation for team success
Technical ability to complete maintenance repair tasks

Minimum Qualifications: High school diploma or GED; and 3-5 years of experience in performing building maintenance or construction duties.
Preferred Qualifications: Vocational or technical training; 1-2 years of lead/supervisory experience; and technical trades license or certification.
