Position Details:

Summary of Duties:

The Construction and Maintenance Project Specialist is responsible for performing journey-level work in HVAC, Refrigeration, and Boiler Systems and overall construction and maintenance duties. The duties of the position include, but are not limited to: plan and design work, perform preventative maintenance, diagnose problems, repair and maintain all on and off campus existing HVAC, boiler, refrigeration, plumbing, steam fitting, irrigation, sprinkler, and mist systems and equipment; maintain and repair greenhouse controls; heavy equipment operation; construction, remodeling, repairing, and maintain of buildings, facilities, utilities, machinery, and equipment; and perform other duties as required.

Duties:

Construction, Facilities and Equipment Repairs & Operations | 35%

• Responsible for performing journey-level work in HVAC, Refrigeration and Boiler maintenance including plumbing, steam fittings, irrigation, sprinkler and mist systems.
  
• Installation of new refrigeration equipment; piping to and from the various parts of that system including charging the system.
  
• Assist other teammates with installation of mechanical systems.
  
• Troubleshoot and install HVAC, refrigeration and boiler system repairs.
  
• Plan and design work to adhere to HVAC, refrigeration and boiler safety and mechanical codes and requirements.
  
• Operate and/or direct others in the use of heavy equipment for the construction, repair, fabrication and maintenance of buildings, greenhouses, cold frames, shops, farm, grounds, greenhouses, head houses, septic and sewer systems, roads and underground utilities: Backhoe, forklift, dump truck, excavator, high-lift bucket truck, crane, payloader, and trencher, etc.
  
• Operate power tools and equipment such as welders, threading machines, lathes, sheet metal brakes and shears, pipe and conduit benders, saws, grinders, presses, spray guns and related equipment.
  
• Perform preventative maintenance and repair work on all types of mechanical, electrical, pneumatic and hydraulic equipment.
  
• Work with sales representatives, WSU specialists, inspectors, service technicians, system designers and product specialists.
  

Maintenance of Facilities | 35%

• Inspect, troubleshoot, repair, rebuild, and maintain boilers, heating and ventilating systems, power distribution systems, refrigeration equipment and air conditioning systems; operate Siemens building HVAC controls; and perform HVAC and refrigeration troubleshooting and repairs, and periodic maintenance such as filters, cleaning, etc.
  
• Perform preventative maintenance, diagnose problems, repair and rebuild all refrigeration and mechanical systems and equipment.
  
• Perform underground utility locating and mapping and utilities repair.
  
• Perform annual inspections and permits such as life safety; licensed-back flow installation, testing and repair in multifaceted plumbing and irrigation systems; and pressure vessel.
  

Special Projects | 15%

• Plan construction and maintenance projects with Facilities Services Manager.
  
• Travel to work at other sites to perform specialized HVAC, Refrigeration, and/or boiler projects as needed.
  

Records, Planning and Design | 10%

• Maintain and install recurring maintenance items such as filters, belts, bearings and lights.
  
• Prepare as built drawings and maintain documentation of construction and alteration projects.
  
• Prepares reports; schedules maintenance; schedules equipment; assists in developing projects including determining materials, equipment, and manpower needs.
  
• Repair or alter buildings and other structures such as offices, laboratories, greenhouses, shops, sheds, barns, partitions, walk-in coolers, from plans, sketches or instruction; construct new facilities from blueprints and specifications.
  
• Estimate material needs and recommend purchases of commercially available components and equipment.
  
• Advise and assist Facilities Services Manager to recognize needs and improvement requirements.
  
• Maintain computer skill level in order to understand new and improved software associated with job duties.

Required Qualifications:

Two years as a Maintenance Mechanic 1. OR Completion of recognized apprenticeship as a journey-level worker OR Journey-level status in a construction and/or building trades OR four (4) years of equivalent work experience. Vocational training up to two years will be substituted for the experience requirement.

• Experience with maintenance, repair, remodeling and construction utilizing skills in several fields such as plumbing, steam fitting, boiler operations, HVAC, carpentry, welding, painting, and machinist work.
  

Preferred Qualifications:

• Experience in standard practices, methods, materials, tools and equipment used in refrigeration work; principles of operation of refrigeration systems; occupational hazards and safety practices of refrigeration trade.
  
• Ability to read and understand instructional manuals, drawings, diagrams, plans and sketches; fabricate minor equipment.

Monthly Salary: Range 51G, $4,892.00 - $5,535.00

Successful candidates typically begin at the beginning of the salary range and receive scheduled salary increment increases in accordance with WAC 357-28 OR applicable Collective Bargaining Agreement.
